The Concept

Retirement villages work because operators profit from high turnover. Residents are older, they move on, and new residents pay to come in. The model generates revenue through churn.

Young people would occupy units for decades. There's no corporate profit incentive because there's no turnover. That's exactly why the private sector won't build them. And that's exactly why government needs to step in.

YPHA is exploring community-owned lifestyle villages designed specifically for young Australians. Prefabricated, modular homes on community-managed land. Affordable entry. Secure tenure. A real pathway to independent living.

YPHA is investigating expandable prefabricated modules as the building block for community housing. Each unit is a complete home: two bedrooms, kitchen, bathroom, and living area, delivered as a foldable structure that expands on site.

Expandable Design

Foldable wall modules that collapse for transport and expand on site. Two modules per unit, one on each side.

Full kitchen with L-shaped cabinetry, bathroom with shower and basin, two bedrooms, and an open living area.

Steel Frame Construction

Galvanised steel tube framing with PU insulation, composite fiberboard, and SPC flooring. Built to Australian standards.

Pre-wired electrical with dome lighting, water heater, hot and cold plumbing runs, and sewage drainage all built in.

Each unit folds down for standard truck delivery. No cranes. No oversized loads. Arrives and expands in hours.

Why This Matters

This isn't a fantasy. These units exist. They're being manufactured right now. The barrier isn't construction. It's land, planning approval, and political will.

YPHA's role is to push government at every level to make land available, streamline approval for modular housing, and recognise that young Australians need practical pathways to housing that don't require a $200,000 deposit.

This is early days.

YPHA is a newly incorporated association. We're researching, building relationships, and laying the groundwork. The lifestyle village concept is where we want to get to. Right now, we're focused on growing the movement that gets us there.
